What does seawall foam injection actually do?
Foam injection pumps liquid polyurethane into the soil behind a wall. The resin expands, hardens and fills gaps. It is a way to fill a void, not a way to hold a wall up.
That difference decides whether foam fits your wall. A bulkhead pushed over by soil pressure needs anchors, not filler. A bulkhead that is straight and sound, with a pocket of lost soil behind it, may be a candidate.
Foam fills space. It does not add strength. If the wall is moving, leaning or rotting, foam treats a symptom and hides the real problem.
When is foam injection the wrong fix?
Foam fits a narrow set of problems. Match your wall to this list before you accept the idea.
| Situation | Foam? | Why |
|---|---|---|
Small void behind a straight, sound wall | Possible | Fill is missing; wall still works |
Wall leans or the cap has moved | No | Anchors or toe failing; read tiebacks and anchors. |
Soil keeps washing out through joints | Only after the leak is fixed | Washes out again; see soil loss and drainage. |
Timber boards rotting or bored by worms | No | The face is failing. See replacement. |
Does a foamed wall still need drainage?
A bulkhead holds back soil and lets water drain through weep holes (small drain openings) or joints. Foam that blocks those paths can trap water behind the wall.
Trapped water adds pressure. After a storm like Sally, which dropped almost 30 inches of rain on Orange Beach, a sealed wall can be pushed hard. NHC Sally rainfall
Ask any foam bidder in writing how water will drain after the work. If the answer is vague, move on.
What local water conditions create voids?
Voids behind Orange Beach walls usually come from water moving soil, not from slow tides. Tides in the back bays stay under a foot. NOAA Orange Beach bay stations
Surge is the big mover. Sally pushed 5 to 7 feet of water above ground along the county coast. NHC Sally report When the water falls, it can pull fines out through gaps. Behind Sally, the water at Coast Guard Sector Mobile fell more than 10 feet in roughly 20 hours. NHC reverse surge
Ask where your void sits. A void at the corners and at drain points points to a water path you must close first.
Do I need a permit for foam work?
No Alabama or local rule found in our research speaks to foam injection by name. So ask the office in writing whether your job needs a permit, and keep the reply.
- Orange Beach: seawall and bulkhead work is a Site Permit, which also covers excavation and land disturbance. Orange Beach Site Permit
- State rule on repairs: normal maintenance and repair of bulkheads that existed in 1979 is a permissible use under the Coastal Area Act. Federal and State Lands approvals can still apply. Alabama Coastal Area Act
- The 50 percent line: repair or improvement costing 50 percent or more of a structure’s value counts as substantial improvement and brings current rules into play. ADEM substantial improvement
A foam job that treats a failing wall can trip that line if the bid hides a larger rebuild. Compare the foam price with the wall value before you sign.
How does foam compare with other fixes?
| Fix | What it addresses | What it leaves open | Typical national cost |
|---|---|---|---|
Foam injection | Small voids behind a sound wall | Leaks, leaning and rot | Not priced in the research |
Joint grouting | Open joints between panels | Anchor and toe problems | $100 to $125 per foot |
Soil stabilization | Washed-out backfill | The leak that caused it | $120 to $270 per foot |
Secondary anchors | A leaning wall | Soil loss | $225 to $300 per foot |
No Alabama foam bid turned up, so the research gives no local foam price. Treat any figure a bidder quotes as a number to test against the options above.
How do I compare foam bids?
Put every bid on one page and ask the same questions of each. A fair comparison needs the same scope, so write it down first.
- How many feet of wall does the price cover?
- How will you find where the void is, and how will you prove it is filled?
- What happens if the dip comes back?
- Is the price per foot, per pound of material or a flat fee?
The repair-or-replace guide helps when foam is only one of several options.
How do I prove a void before paying?
Ask how the contractor found the void. Do not accept a guess from the surface. A sunken patch can come from lost fill, a broken pipe, old construction debris or settling.
- Probe the area with a rod and note the depth where it drops.
- Mark the void’s size on a sketch and photograph it with a ruler.
- Check for a broken irrigation line, roof drain or pool plumbing before blaming the wall.
- Ask for before and after probing, so you can see that the void is filled.
Keep the sketch, photos and the contractor’s proof with your wall file. A later buyer, lender or board will ask what was done and why.
Does salt water affect foam over time?
Water along this coast ranges from salty near the passes to brackish in the bays and nearly fresh in the rivers.
That does not tell you how a resin will age behind your wall. Ask the contractor for the product data sheet and how the material holds up in brackish groundwater. Then ask what the warranty says, in writing, and whether it covers soil loss that returns.
A warranty that covers only the material, not the void, may mean nothing if the dip comes back.
What if the wall moves after foam?
Watch the wall for a season after any foam work. A new crack, a step in the cap or a gap between the cap and lawn means the problem was bigger than a void.
That is the point to stop and bring in an engineer. In Orange Beach, 2026 permits show what the next step can look like. One owner declared $30,000 to add 8-inch pilings in front of an existing wall to shore it up. Orange Beach 2026 permits Another declared $29,000 to replace tie rods with stainless rod, swap 70 feet of rotten wood and add a new cap. Orange Beach permit ST26-000131
These are declared permit values, not bids for your wall. They show that real structural fixes cost far more than a void fill, which is why diagnosis comes first.
What records should I keep after the work?
Finish the job with paper in your hands. A buyer, a lender or a condo board may ask for it years later.
- The contract, scope and the contractor’s license number.
- The written permit answer or permit number from your city or county.
- Before and after probing notes, photos and the sketch of the void.
- The product data sheet and warranty.
Alabama requires a valid written contract for licensed residential builders, and it must show the license number. Home Builders Licensure Board contract rule
Foam injection questions owners ask
Will foam stop my yard from sinking?
Only if lost soil caused the dip and nothing keeps carrying new soil away. If water keeps flowing through a gap, new fill leaves the same way. Fix the water path first.
Is foam a replacement for a failing bulkhead?
No. Foam does not add strength. A wall that leans or has rotted boards needs anchors or replacement, as the tieback guide explains.
Does foam injection need a permit in Orange Beach?
Ask the city in writing. Orange Beach treats seawall and bulkhead work as a Site Permit, and that permit covers excavation and land disturbance. Orange Beach Site Permit
Does homeowners insurance cover foam repair?
Rarely. Flood insurance does not cover seawalls or bulkheads. NFIP policy exclusion Check your wind policy for any storm damage clause.
What should I ask before signing a foam contract?
Ask what defect is being treated, how water will drain, which permit applies and which license the contractor holds. Alabama contractors must put a license number on residential contracts they are licensed for. Home Builders Licensure Board contract rule
